Commercial Cabinetry: What Architects and GCs Should Spec
About a third of our production line runs commercial work: medical offices, hotel millwork, multi-unit residential, retail, and corporate interiors. And a third of that work starts the same way — a project team calling us after a millwork package went sideways: a shop that overpromised capacity, a spec so vague the low bidder built junk that technically complied, or lead times that ambushed the schedule.
This is the guide I wish every architect, GC, and developer had before writing Division 6 and 12 specs. It's short on theory and long on the specific language and numbers that prevent the expensive phone calls.
Spec construction, not adjectives
"High-quality commercial-grade cabinetry" is not a spec — it's a hope. The low bidder defines every word you leave undefined. What a buildable, enforceable casework spec pins down:
- Core: 3/4" (19mm) panels throughout, with the substrate named — industrial-grade particleboard is legitimate for most commercial casework; moisture-resistant (MR/green) core anywhere within 48" of a water source; plywood where fastener-holding or weight demands it.
- Surfaces: HPL (high-pressure laminate) for horizontal and high-abuse verticals; TFL (thermally fused laminate) is acceptable and economical for vertical case bodies — but say which goes where. For healthcare and labs, spec chemical-resistant grades by name.
- Edges: 1mm–2mm PVC or ABS edgebanding, machine-applied. The single most predictive line in the whole spec. 0.5mm paper-thin banding is where value-engineered casework dies in year two — it chips at the corner, absorbs water, and unzips.
- Hardware by brand and cycle rating: institutional-grade European hinges (200,000-cycle) and slides (100,000-cycle, 100 lb dynamic for file and equipment drawers). We build with Blum, Hettich, and Häfele on commercial work for the same reasons as residential — the argument is laid out in our hardware comparison — but whatever you spec, name it, or you'll get "equivalent" hardware that equals nothing.
- Reference standard: cite AWI/AWMAC custom or premium grade and require compliance in shop drawings. It gives your CA phase teeth.
Match durability to traffic, not to the whole building
The most common commercial spec error isn't underbuilding — it's flat-spec'ing: one construction level everywhere. A hotel has front-desk millwork touched a thousand times a day and closet shelving touched twice a stay. Zone the spec instead: abuse zones (reception desks, break rooms, patient check-in, transaction tops) get HPL, 2mm edges, and heavy-duty hardware; standard zones (private offices, upper storage) step down to TFL and standard-duty; display zones get the veneer and the lighting. On a recent 120-unit multifamily project, zoning the package this way cut 11% from the millwork line without touching anything a tenant will ever notice breaking.
Lead times: the honest schedule math
Commercial millwork is a long-lead item and pretending otherwise is how schedules die. Real numbers from our production floor: 2–4 weeks for shop drawings and approvals (submittal ping-pong is usually the variable — assign one reviewer with authority), 8–12 weeks production after approval, faster for repetitive multi-unit packages once the first units are jigged. Phased delivery is the norm for multi-floor projects — coordinate the phasing to your floor turnover sequence at contract, not mid-production. One more scheduling truth: field dimensions beat drawings. Build in a verification milestone — we template after framing and MEP rough-in, which is why our commercial casework installs without the scribe-and-pray sessions that burn install days.
Where manufacturer-direct changes the commercial equation
Commercial millwork traditionally flows architect → GC → millwork sub → sometimes an actual fabricator below that. Every layer adds margin and subtracts accountability. Buying from the manufacturer collapses that: one contract, one set of shop drawings, one throat to choke — and typically 15–25% off the installed package because you're not paying a broker's spread. Five questions that qualify any millwork shop
- What's your current backlog and this project's slot? A shop that answers vaguely will schedule vaguely.
- Show me a project of this scope, finished 3+ years ago, that I can visit. Year-three condition is the only honest portfolio.
- Who engineers the shop drawings — in-house or outsourced? In-house engineering catches conflicts before they're CNC'd.
- What happens when a panel arrives damaged? The answer reveals whether replacement stock and finish records exist, or whether every fix is a six-week reorder.
- What's covered after substantial completion, and for how long? Commercial warranties of one year are standard; ours isn't. Ask.
Budget benchmarks by project type
Every project is its own animal, but spec teams need planning numbers, so here are honest 2026 ranges for manufactured-and-installed casework, drawn from our commercial book:
- Multifamily kitchens (repetitive units): $6,000–$14,000 per unit kitchen depending on spec level — the low end is TFL slab fronts with standard hardware; the high end is two-tone fronts, soft-close throughout, and panel-ready appliance integration that lets a developer photograph the model unit like a custom home.
- Medical/dental operatories and labs: $2,000–$3,500 per linear foot for chemical-resistant surfaces, coved details where infection control demands it, and hardware rated for gloved, hundred-times-a-day use.
- Office break rooms and kitchenettes: $15,000–$45,000 per installation — and worth every dollar of the upper range in tenant-retention buildings, because the kitchenette is the one piece of millwork every employee touches daily.
- Reception desks and feature millwork: $12,000–$60,000+. The widest range in the business, because a reception desk is furniture, branding, and casework at once. Spec the abuse surfaces (transaction top, kick, ADA counter) in HPL or stone even when the face is veneer.
Treat these as sanity-check numbers: a bid dramatically below the bottom of a range isn't a bargain, it's a construction spec you haven't read yet.
A note for teams chasing certifications: low-VOC finishes, CARB2/TSCA Title VI compliant cores, and FSC-certified substrates are all readily available from any serious manufacturer — but they must be in the spec at bid time, not discovered at submittal. Retrofitting sustainability language into an awarded contract is a change order; writing it in on day one is usually close to cost-neutral.
